The master  bedroom is considered the sactuary of the home. Staging the master bedroom to appeal to potentional buyers is critical

 

Consider the following when staging your master bedroom: 

Gender Netural

Keep the master bedroom neutral to appeal to both genders. Depending on your buyer they may not be interested in loud colours or specific bright colours in the bedroom. This is why neutral colours work best in the master bedroom. 


Make the bed the focal point

Remove unecessary furniute and items making the bed the focal point of the room.  If the room is large enough add a small sitting area in the corner with accent chair. However  in a smaller room, by leaving just a bed and a couple night tables it opens up the room and make the bedroom inviting by focusing on a nicely laid out bed, that is neutral and matches wall and window converings. 


Stage the closet


Closet space can be a deciding factor when it comes to winning over a master bedroon.  The closet should be clean and show any available space and storage. If it is a walk in closet ensure that there is ample lighting and a mirror will also open up the space more.

 

Ensure access to the window

Potential buyers will want to be able to see out every window in the house, including in the bedroom. It is important that the bed or dresser does not obstruct the window space so that people can see their potential outdoor view.

Spring is one of the most exciting times of year in Real Estate. It is common for activity in the market to increase during this time of year for both home buyers and sellers. It looks as if there were many buyers who also were ahead of the game last month by listing their homes early or buying before the rush. 

 

The numbers are in from The Realtors Association of Edmonton for March 2017 . Looking over the month of March the numbers are great regarding Real Esate in the Edmonton and surrounding areas. The average selling prices of all residential, single family, duplexes and condos has seen an increase in price since last month. 

 

Here is recap of the Edmonton and area Real Estate Statistics for March 2017:

 

  • Residential average house prices at $371,680 saw decrease of 1.36% from last years price at this time and an increase of 3.13% in price from last month. 
  • The average price of a condo at $242,632 saw a decrease in price from March 2016 to this year of 3.11% and an increase of 3.86% from last month. 
  • The average days on the market for all residential properties has seen an increase from 2016. 
  • When it comes to new listings there is no surprise that the amount has increased 26.70% from last month and the residential inventory has seen an increase of 13.02% from last month as well.
  • The residential inventory has seen a decrease however, in homes of 8.1% from this time last year. 
  • The amount of homes sold in Edmonton has increased 31.84% from last month, and when it comes to year to date sales there is already an increase of 11.59% from last years numbers. 

It is great to see the Edmonton Real Estate Market moving along positivly in the last month. With the spring market kicking into full gear, April can be a busy month for new listings. When you do decide to put your home on the market there are many things that you can do at a lower cost to prepare your home before it becomes listed.

Here are a few tips to stage your home for potential buyers:


Depersonalize

Taking out personal possessions allows people to view the home better as if they were living in it themselves. Although these items may make your house a home, they can be viewed differently by outsiders. Remove all personal photos, artwork, collections, and items to depersonalize as much as possible and free up space to open it up for viewers. 


Let The Light Shine In

Light your home up as much as possible. Have sunlight shine through and ensure all windows are open. White or sheer window coverings will also allow more sunlight to come through at all times. If you have dark rooms with no windows try adding a spotlight and extra ceiling lighting to brighten up the room.

Minimalize

Minimizing the amount of furniture and clutter will make your home appear cleaner and larger. Smaller furniture and a few simple accent pieces will free up space, rather than larger dated furniture and clutter. For example, a pedestal sink in a bathroom can open up a bathroom and show off more floor space.


Neutral Master Bedroom

The master bedroom is typically the sanctuary for many homeowners and it should fit for both genders. Try to keep it simple and use gender neutral colours and decor in the bedroom with the bed as the focal point.

Curb Appeal

Lastly, it is important not to forget about the touches to the outside of your home. Your curb appeal is the first glimpse to your home and by touching up your home on the outside you can create a positive first impression for potential buyers. Mowing your lawn, weeding flower beds, pressuring washing the home, and touching up paint really doesn’t cost much and shows pride in your home ownership. If potential buyers see that they outside of the home has not been neglected they are much more likely to assume that the same has occurred on the inside.


These low cost changes to your home can make a large difference to the look and feel. By ensuring that your home appeals to potential buyers and proves that it has been taken care of properly you will likely get the asking price that you are looking for. cmhc fees increase edmonton, alberta  

 

Just a reminder that the CMHC is rolling out new fees starting this Friday March 17, 2017 The Canadian Mortgage and Housing Corporation will start charging higher premiums in order to insure their mortgages.

 

Currently buyers who choose to buy a home with less than 20% of a down payment are required to pay a mortgage default insurance. This insures the lender in the case that the borrower defaults on their loan. The premium is based on the size of the loan and the amount of the down payment.

 

This is the first change CMHC has implemented since 2015, when they increased the size of the required down payment on homes over $500,000.  The new premium will not effect existing loans or those who have an application approved before March 17, so any new mortgage applications after Friday will take the new increased rate. According to CMHC the new rate will be based on the loan to value ratio of the mortgage.


So what does this mean for you as a homeowner? Here is what you can expect:

 

Example 1

 

A $250,000 mortgage will  see an increase of approximately $4.70 a month with a minimum 5% down payment

 

Example 2

 

A $350,000 mortgage will see an increase of approximately $6.59 a month with a minimum 5% down payment

 

Example 3

 

A $850,000 mortgage will see an increase of approximately $40 a month with a 15% down payment

Last week the numbers came in from the Realtors Association of Edmonton for the latest Real Estate Statistics for February, 2017. 


Here is a recap of the last month:


  • Single family homes saw an increase in average price from January and also from this time last year.

  • Both condo and duplexes saw a decrease in average price from last month, as well as last February. 

  • Inventory of new listings has decreased from last year of February 2016, and increased over the last month from January 2017.

  • The average days on market for all residential types has increased from this time in 2016.


The most expensive condo in Edmonton sold for over half a million dollars last month; although it looks like the majority of condo sales were under $250,000. There is also an increased demand for semi-attached homes, such as townhomes and duplexes in the Edmonton area.

 Here is a look at the lated YEG Real Estate Statistics:

 

  • Despite an 18% increase in inventory for the Edmonton Census Metropolitan Area (CMA), all residential prices remain stable at $377,283 for April 2016. That is down less than 1% from the previous month and up less than 1% from last year.
  • The average single family home in the Edmonton CMA sold for $439,982 in April 2016, up marginally over March’s average price of $439,815 and April 2015’s average price of $438,641. Listings and sales unit volumes were down for single family detached homes year-over-year, but up over the previous month.
  • Condo prices are down less than 1%, likely due to the lower unit sales relative to April 2015. Prices for April 2016 are also down about 1% relative to the previous month. Listings and sales of condominums are up over March 2016, while listings are up and sales are down over April 2015.
  • “Prices in the Edmonton and Area market remain stable. This is good news for sellers who have been concerned about selling in a ‘buyer’s market’,” REALTORS® Association of Edmonton Chair Steve Sedgwick said. “Buyers continue to have a great selection of properties to choose from and sellers need to be competitive with their listings. Continued lack of significant movement in the average house price is a good signal that Edmonton’s economy is strong.”
  • Single family homes had a 51% sales-to-listing ratio for April 2016, up 2% from March and down 3% year-over-year. Duplex/rowhouses sat at 51% as well, down 14% from 2015 but up 2% from the previous month. With a 38% sales-to-listing ratio (up 2% from last month, down 6% from last year) condos continue to be the most challenging type of property to sell.
  • 1,498 residential properties were sold in the Edmonton CMA in April, up nearly 10% from the previous month, but down 6% from sales reported in April 2015. There were 938 single family detached homes reported sold in the Edmonton CMA, a 9% percent increase month-over-month, and down 6% from the same time last year. 396 condos sold in April, up 18% over March and down 8% over April 2015. 148 duplex/rowhouses sold in April, up 3% from March and up 7% from April 2015.
  • “New listings were slightly down in April, but inventory remains high.” Sedgwick continues, “We expect to see sales continue to rise through the early summer months. It will be interesting to see whether there are many new listings adding to the existing inventory in upcoming months.”  
  • April’s all residential average days-on-market sat at 40 (7 days shorter than the previous year and 13 days shorter than March 2016).  On average in April, single family homes sold in 35 days, condominiums sold in 46 days, and duplex/rowhouses sold in an average of 49 days.
